Make a Power Move and Embrace Change
Yes, the residential real estate market is undergoing significant changes, particularly with new buyer-broker commission changes.
It’s ok to admit change that is forced upon you…can suck. It isn’t your choice, but your mindset and reaction to it is.
Frankly, you can’t control any of it.
Don’t waste a second of your time trying to figure out “Why NAR didn’t negotiate better?” or “Why the DOJ got their nose up in here?” Invest the energy immediately and thoughtfully making the fundamental changes and learn the new rules of the game.
Robert Greene suggests in his book, "The 48 Laws of Power," that one crucial lesson stands tall:
Law 1: Never Outshine the Master
Respecting the market's natural flow is crucial. The market is in charge.
How long can you hold your breath?
Breathing something feels like something we are in charge of until you realize “you” can only breath in and out for only so long.
Market changes, industry changes, commission evolution and the like, are the tides that we all ride together. Some of us are barely treading water while others have built impenetrable arks.
Find your rhythm in it all
Respect the natural flow of the industry and market.
Law 4: Always Say Less Than Necessary
Clear, concise, and transparent communication with clients regarding new changes fosters trust and minimizes confusion. Overloading clients with unnecessary details and personal opinions (especially negative ones) can lead to even further friction between the industry and consumers.
Law 15: Crush Your Enemy Totally
But here’s a twist, in this context, the "enemy" is an outdated mindset. The only enemy you face is your inability to remain curious, ambitious and focused on the consumer. Your legacy mindset, assumptions and conclusions are your enemy. \
Crush those by looking for inspiration from other industries, surrounding yourself with people looking to the future, and be willing to be a student when needed.
I’ve always thought this quote has summed up this line of thinking so perfectly…
A flower does not think of competing with the flower next to it. It just blooms.” — Zen Shin.
Law 23: Concentrate Your Forces
It’s pretty clear what needs to be done: lower your operating costs, deepen your referral relationships, and clearly articulate your distinct value proposition.
Don’t be distracted by the drama and debates, simply execute the mission critical tasks relentlessly.
The market has an incredible ability to adjust. As commission structures evolve, the industry and market will react accordingly. Those who lead the way will set the standard.
You can set the standard or be subject to the standard.
